New Construction

18321 Halsted Street

The University Corporation (TUC) has owned the quarter-acre vacant lot at 18321 Halsted Street since 2012 and began development of a duplex and two accessory dwelling units (ADUs) on the site in November 2024. This property represents Phase I of a broader California SB9/ADU housing initiative. The project includes a duplex with two 3-bedroom, 2-bathroom homes (each approximately 1,200 square feet), a 2-bedroom, 2-bathroom ADU (1,000 square feet), and a 1-bedroom, 1-bathroom ADU (800 square feet). Construction is expected to be completed by June or July 2025.

Building on this foundation, Phases II and III—located at 18301 and 18351 Halsted Street, respectively—are now under simultaneous development. These additional sites will feature configurations consistent with Phase I, including duplexes and ADUs, ensuring cohesive design across all three properties while significantly expanding the availability of housing for CSUN faculty and staff.

The duplex/ADU initiative was developed as a proactive response to the challenges posed by high housing costs and the need to attract and retain a qualified, diverse university workforce. TUC owns all the vacant lots and existing homes situated directly across from CSUN’s Parking Lot B6, between Etiwanda and Rathburn. By developing university-adjacent housing, the project supports a stronger sense of community and fosters deeper ties between CSUN faculty, staff, and the surrounding neighborhood.
